The challenge

Saudi Arabia is the largest economy in the Middle East and the richest Arab country in the region. However, Saudi faces challenges such as the strong increase of the electricity price (caused by the subsidies downfall), the VAT increase that occurred last summer (from 5 to 15 %) and the National Plan Vision 2030, pushing public and private sectors to improve the energy efficiency of their assets. In parallel, Kingdom Holding real estate assets are in competition with new energy efficient towers built recently in Riyadh making it difficult to retain tenants. This is why Kingdom Holding is highly motivated to generate energy savings.

The Kingdom Centre is a prestigious and famous tower in Riyadh, capital of Saudi Arabia. Built in 2002, the Kingdom Centre gathered luxurious malls, offices, and the Four Seasons hotel on 300 000 m2. The tower is cooled by a central chilled water plant, supported by a thermal energy storage system that provides 5,400 tons of cooling capacity.

The solution

This project started with installing a Dalkia Energy Savings Center (DESC) and keeps on going today with the signature of O&M contract with the Kingdom Holding Company to operate and maintain the emblematic Kingdom Centre in Riyadh. 

The DESC implementation and the audit brought to light gaps in the way the O&M was previously done, and enabled Dalkia to demonstrate the technical improvements that could be made. It helped us to build a strong relationship with the client and to perfectly understand the site. So, naturally the O&M contract came to reinforce our daily side support.

  • To well know the client: the right site (huge site, old building and exiting cooling plant), the right partner (Kingdom Holding with activities in France), the right timing (willingness of the client to settle partner with a big international companies)
  • Great customer care: the second contract is in the common interest of consolidating and deepening our cooperation with the Kingdom Holding Company
  • Professionalism and results: concrete savings achieved with the DESC for the client, installation of our DESC in the tower, regular visits of experts from France, reporting, detailed audit of the cooling plant and qualified staff for the local operation.

We are delighted to continue our cooperation with the Kingdom Holding Company aimed at improving the energy performance of this iconic Riyadh tour. This step marks the pursuit of our development ambition in Saudi Arabia and confirms our desire, as well the EDF group, to increase our activities in this area.
